GENERAL SUPERINTENDENT
Job Description
POSITION OBJECTIVE
Responsible for Site Superintendents/Foremen and timely completion of all projects. Provides overall supervision, coordination, and job site staffing to the Director of Operations. Develops trusting and lasting relationships with trade partners. Plan, coordinate, and supervise company superintendents and/or foremen by providing technical direction to ensure specific project
objectives are met.
This position reports to the Director of Operations.
Essential Functions/Responsibilities:
▪ Leads supervision team to establish pre-plans, site logistic plans, objectives, policies, procedure, and performance standards with boundaries of company policy and contract requirements.
▪ Help coordinate, plan, organize and staff key field positions on all projects.
▪ Initiate and maintain liaison with trade partners, and clients, to establish long lasting relationships.
▪ Review all final work scope packages to ensure accuracy and completeness prior to estimating sending for formal quotation.
▪ Leads the work of project teams.
▪ Responsible for continuously expanding and updating professional knowledge and training skills to enhance individual and team innovation and productivity.
▪ Contributes to development of a thoughtful project pre-plan. Contributes to creation of Baseline Schedule. Continuously updates current Project Schedule.
▪ Leads Superintendents, foremen, and craft employees assigned to project.
▪ Provides liaison between project management, field engineering, estimating, and subcontractors to ensure construction complies with plans and specifications and strictly adheres to company quality standards.
▪ Keeps senior management informed while maintaining liaison with owner, architect, and design professionals as needed to ensure compliance to design intent and owner satisfactions. Facilitates discovery and correction of contract document “error and omissions” and problem solving.
▪ Plans the sequencing of work and determines manpower levels, material quantities and equipment requirements.
▪ Takes lead on productivity issues and monitors work performance and efficiency of company employees and subcontractors to ensure project plans and schedule are followed and project is executed effectively.
▪ Ensure compliance with all internal and external record keeping requirements, with particular emphasis on accurately reflecting hours worked and proper coding of activities performed on timecards.
▪ Ensure Project Team is obtaining and coding delivery tickets for all items delivered to job site and expedite weekly to Project Engineer for processing.
Job Description
▪ Advise senior level management of potential problems, work interference, or schedule difficulties, while assisting in circumventing/resolving such conflicts. Aid craft employees in resolving problems.
▪ Maintain liaison with project manager and other involved departments (i.e., pre construction, accounting) as required to support construction schedule and timely delivery of required materials and equipment.
▪ Practice sound selection and hiring procedures and motivate/support subordinates in developing their capabilities to further company project goals.
▪ Ensure implementation of or adherence to current safety programs, creates safety awareness throughout the job site and maintains OSHA required records.
▪ Responsible for continuously expanding and updating professional knowledge and training skills to enhance individual and team innovation and productivity.
▪ Review’s proposal specifications and drawings to determine scope of work and schedule.
▪ Prepares and/or ensures project teams are providing all weekly project paperwork and daily logs per company policy.
▪ Assumes additional responsibilities as or directed by the President, Vice President, or Director of Operations.
▪ Any complaints from Field Staff regarding Project Management or Office Support is to be reported to the Director of Operations immediately.
▪ Coordinate with office manager on office policy and procedures and adhere to these policies.
Skills, Knowledge, Qualifications and Experience:
1. Advanced knowledge of various construction disciplines including but not limited to: Ground Up Construction, Comprehensive Renovations, School and Municipality Projects, and Tenant Build Outs.
2. Safety Regulations: OSHA 30, First Aid-CPR, All Lifts. Etc.
3. Scheduling: Must have the ability to create a detailed construction schedule with logic utilizing Microsoft Project
4. Cost Control: Must be able to track the project budgets through the duration of the project to maintain profitability
5. Quality Control: Must be able to ensure all projects have little to no punch list and the client/owner is satisfied throughout the entire project.
6. Drawings and other Documents: Must posses the ability to read and comprehend all drawings/specifications for the project and for see potential issues.
7. Superior communication and interpersonal skills are essential.
8. Working knowledge of company’s computer system and software necessary. Thorough understanding of corporate and industry practices processes and standards and the impact of such on-project activities is vital
9. Must have a Valid Florida Driver’s License.
10. Must be available all shifts for possible emergency response.
11. Must be able to satisfy badging requirements and background checks for jobsite. This is a FLSA exempt position.
