Director of Accounting (HOA)

Job Summary:

This position is responsible for ensuring the accurate and timely completion of the HOA and Management Company financial statements, audits, budgets, cash planning and communications with the HOA Board of Directors. Responsibilities also include ensuring the proper training of HOA Accountants, provide guidance, and analytical support for problem solving. Knowledge of financial operations is vital to educate and to properly communicate with HOA Board Members. This person will also be responsible for building and leading our HOA and Management Company accounting team, financial reporting in accordance with US GAAP, Tax and Reserve planning, managing the General Ledger, instituting controls and processes, and serving as a partner to the Company.

Duties and Responsibilities:

Responsible for all accounting under Generally Accepted Accounting Principles including month-end close, financial statement review, and financial statement presentation to internal and external stakeholders (HOA Board of Directors)
Communication with HOA Board of Directors, Liaison with the HOA, attend various HOA onsite meetings and respond to HOA Board requests with high levels of exceptional customer service
Prepare and work on budgets with onsite management and Resort Operations
Present financial statements and budgets to HOA Board of Directors at Board Meetings
Present financial status of resorts at members' annual meetings which provides assurance to clients of our competency in managing their finances
Prepare and present financial statements and related reports including balance sheets, income statements, cash-flow reports, budget, and variance analysis
Works with external auditors on annual audits of various HOA and Management Company financial statements
Manage HOA and Management Company accounting functions including accounts payable, accounts receivable, and purchasing.
Lead budgets from assumptions and risk perspective, identifying areas for opportunity and savings
Assist with the implementation and documentation of special and new projects as needed
Implement consistent and scalable system and processes that will support a growing organization which includes influencing the strategic direction of our financial system
Ensure adequate documentation of processes and procedures
Review reporting packages that we provide externally to banks and/or investors (i.e., reports to ensure compliance for debt facilities)
Traveling to Resorts and conduct/overseeing physical inventory of various HOA operations/divisions.
Ability to communicate clearly and concisely, both verbally and written and work with Executive team
Ad-hoc strategic analysis.

Qualifications and Skills:

Bachelor’s Degree in Accounting or Finance required
CAM Preferred
CPA is desirable
Time share experience preferable
HOA Accounting experience required
10 + years’ experience in Accounting and Finance roles
5 + years’ experience in higher level leadership roles and management of Accounting and Finance operations
Financial planning and analysis experience preferred
Knowledge of Microsoft Excel, Word, and PowerPoint required
Strong working knowledge of Accounting
Strong working knowledge of HOA Accounting
Able to review and analyze financial statements
Ability to perform analysis and complete variance explanations
Advanced leadership skills, mentoring, coaching and supervision
Ability to operate independently and set priorities
Must be able to identify opportunities for improvement and execute on those opportunities
